At DH1 Lettings and Sales we pride ourselves in the service that we provide to our tenants, and our customers agree that we are exceptional, to the extent that we have won an Estate and Lettings Agency of the Year award based on the feedback that our tenants gave.
We work outside of office hours, meaning that a DH1 representative is there for you even on evenings and weekends. Our dedicated team work tirelessly throughout the rental process, and also during the tenancy itself, to ensure that your lettings experience is the best that it can possibly be.
All of our properties require an application fee. Our standard application fee is £180.00. Please be advised that this is non-refundable, as it covers the cost of the credit and referencing checks and our admin fee.
There is a bond to be paid on all of our properties. The standard bond is one month’s rent. This is entered into the Deposit Protection Scheme (DPS), which is a government backed scheme and is completely secure. The bond is held in the DPS for the duration of the tenancy, and you get this returned to you in full when you leave, provided that there has not been any damage.
The first month’s rent is due on the date that you move in. You are more than welcome to pay the bond and application fee, and then wait up to one month to move in, so as to spread the cost. Alternatively, you could pay everything upfront and move in once the credit checks have been successfully completed; this is entirely at your discretion (and also circumstances of the property).
Please be advised that some of our landlord require pet license fee if you are a tenant with pets. This is refunded at the end of the tenancy, provided that there has not been any damage.
Before you move in:
Application Fee – £180 (Inc. VAT)
Referencing for one tenant (Identity, Immigration & Visa confirmation, Financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy & agreement
Additional Tenant Fee – £50 (Inc. VAT) per tenant
Processing the application for additional applicants, associated paperwork and referencing
Guarantor Fee – £50 (Inc VAT) per guarantor
Covering the credit, referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement. First guarantor is free.
Pet Deposit (landlord dependent. Informed upon enquiry) – £100
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised Scheme and may be returned at the end of your tenancy
During your tenancy:
Renewal Fee – £40 (Inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during occupancy
Other Fees & Charges:
Lost Keys – £10 (Inc. VAT)
Replacement of lost key
Unpaid rent / Returned Payments
4% above Bank of England base rate from date due. This is charged per day.
Professional Cleaning (if required)
£15 (Inc. VAT) per hour which will be deducted from Security Deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy
